The developer has submitted a detailed application for 450,000 sq ft of new build industrial space at Hooton Park, Ellesmere Port, in a scheme billed as Aviator.
Fletcher Rae has designed the scheme, under which the space is due to be built out across two units, although due to a Local Development Order that could be adapted. The site was acquired from Homes England late in 2017.
The Hooton Park site sits within the North Road Industrial Estate, which is already home to a number of high profile occupiers including DHL/Jaguar Land Rover, Plastic Omnium, Less Common Metals, and the Vauxhall Motors assembly plant.
The site is included in the Cheshire Science Corridor and so benefits from Enterprise Zone status, providing occupiers with Enhanced Capital Allowances against expenditure on plant and machinery within any new facilities.

Our agents haven’t properly begun to market the site yet but we are really encouraged by the interest already being shown from businesses looking for new space. It seems that the Enhanced Capital Allowances that come with the site’s Enterprise Zone status has certainly caught the eye of some occupiers.
Details have been submitted for two units totalling 450,000sqft but we have a streamlined planning process as part of the Local Development Order, which means we can move quickly to adapt the proposals to suit specific occupier requirements.
We always intended to move quickly with this development so it’s really encouraging that we’ve been able to submit planning less than three months after acquiring the site. We will be flexible in our approach and are willing to offer completed buildings on either freehold or leasehold terms, which I think will set Aviator apart from other schemes in the pipeline.
