Property consultancy Legat Owen has fully let Vantage Point, a speculatively built trade counter scheme in Chester.
Elite Flooring and The Tile Lab have signed up to unit 14 and unit 16 respectively, measuring 2,618 sq ft each. Bewcraft Signs has taken unit 18, measuring 2,610 sq ft and follows on from a pre-let deal completed on 2,610 sq ft to Motor Parts Direct on Unit 18a in Dec 2020. All of the deals were agreed on 10-year leases.
Vantage Point is situated with the heart of Sealand Industrial Estate directly off Bumpers Lane. The scheme comprises 10,457 sq ft of trade counter accomodation and is home to occupiers including Screwfix, Toolstation, Topps Tiles, Brombrough Paints and Europcar.
Speaking about the success of the scheme, Mark Diaper, associate director at Legat Owen, commented:
We originally acquired the site for the client and let the modern unit to Easy Bathrooms in July 2017. We then took the decision to demolish the older buildings that were no longer fit for purpose and developed Vantage Point on a speculative basis. This move has proved to be successful, bringing high quality trade counter space to a strengthening market and in turn securing local and national operators.
Chester City Centre is approximately one mile to the east and is accessed via Sealand Road (A548) which is mainly populated with Chester’s out of town retail parks and car showrooms.
Legat Owen represented a private client.
Quoting rental is £8.50 per sq ft.
Motor Parts Direct & Bewcraft Signs were unrepresented.
Bolton Birch acted for Elite Flooring & Tile Lab.
