Legat Owen is pleased to announce the arrival of S3 Padel in Bangor, North Wales, marking a significant milestone in the regeneration of the former Denis Ferranti site.
Set to open in late 2025, the new 51,000 sq ft facility will be the first Welsh venue for S3 Padel, a London-based startup transforming underused spaces into vibrant community sports hubs. The Bangor centre will feature eight premium padel courts, alongside shuffleboard, table tennis, and pickleball, creating a dynamic destination for sport, leisure, and social connection.
Rupert Chadwick-Dunbar, Chartered Surveyor at Legat Owen, commented:
“We’re delighted to have acted on behalf of Bearmont Group in securing S3 Padel as the new tenant for this landmark property. The transformation of the estate into a modern, vibrant business hub is testament to the landlord’s long-term vision and investment. S3 Padel’s arrival brings a dynamic new energy to the area and marks a significant step forward in its regeneration.”
The Ferranti site, which dates back to 1951, was once a major employer in the region, and its redevelopment reflects a broader commitment to revitalising Bangor’s commercial landscape.
As part of its mission to grow padel and support local communities, S3 Padel has pledged to donate 250,000 hours of free court time over the next five years. These hours will be allocated to schools, charities, and community organisations, ensuring thousands of people across the UK have the opportunity to discover and enjoy padel, regardless of background or experience.
