Land at Ffordd Y Graigm Denbigh

A substantial five‑acre site on the edge of Denbigh is being offered for sale, with interested buyers invited to attend two open viewing days at the end of April.

The freehold land at Ffordd Y Graig, Denbigh (LL16 5US) extends to approximately 5.15 acres (2.08 hectares) and is being marketed by commercial property consultancy Legat Owen by way of informal tender.

Currently used as a secure open storage site, the land includes a range of storage buildings and benefits from three access points, fencing and gates, power and water connections, and a mix of stone and concrete surfacing. Its size, accessibility and existing infrastructure make it suitable for a range of potential commercial or development uses, subject to the appropriate consents.

The site occupies a prominent position off Ffordd Y Graig, adjacent to Clwb Rygbi Dinbych (Denbigh Rugby Club), opposite Denbigh / Graig Quarry and close to Colomendy Industrial Estate, with Denbigh town centre less than a mile away. The A55 North Wales Expressway can be reached at St Asaph, providing onward links to Chester and the wider region.

Two open viewing days have been arranged:

  • Thursday 30 April, 11.00am – 4.00pm
  • Friday 1 May, 10.00am – 1.00pm

Interested parties are encouraged to contact the agent in advance to book a viewing slot.

The property is being offered for sale by informal tender, with written offers invited by close of business on Friday 29 May 2026.

Mark Diaper, Director at Legat Owen, said:

“Sites of this scale so close to Denbigh town centre are increasingly rare. We expect strong interest from owner‑occupiers, investors and developers looking for secure land with good access and clear long‑term potential. The open viewing days provide an excellent opportunity to see the scale and location of the site firsthand.”
